Wildcat Management President Tanya Ragan Says Downtown Dallas Growth Continues Despite Mavericks and Stars Relocation Headlines

Downtown Dallas developer points to international investment, corporate relocations and continued urban momentum as national attention intensifies around Dallas

-- As public debate intensifies surrounding reports that both the Dallas Mavericks and Dallas Stars may relocate future operations outside downtown Dallas, longtime downtown developer and Wildcat Management President Tanya Ragan says the broader trajectory of downtown Dallas remains strong.

Ragan, a two-decade downtown Dallas stakeholder, investor and resident, published new commentary this week addressing growing public concern surrounding the future of the urban core following recent arena and redevelopment announcements.

“People are emotional right now because the Mavericks are part of the identity and experience of downtown Dallas for a lot of residents,” Ragan said. “I understand that completely. I love the Mavericks. I attend games regularly. But I also think it is important to step back and recognize what is happening across Dallas as a whole.”

Ragan says national and international interest in Dallas continues to accelerate across the commercial real estate, hospitality, finance, technology, and corporate relocation sectors, despite current headlines surrounding professional sports facilities.

“Everybody is looking at Dallas right now,” Ragan said. “At one of the largest commercial real estate conferences in the country last month, nearly every conversation was about Dallas. Companies expanding. Investors touring opportunities. Capital entering the market. The momentum is very real.”

Last month, Ragan hosted an international hospitality group visiting multiple U.S. cities to evaluate future investment opportunities. According to Ragan, Dallas became one of the group’s favorite stops during their trip.

After attending a Dallas Mavericks game at the American Airlines Center, the group walked through Victory Park and downtown Dallas late into the evening.

“When they walked out of the arena and saw the skyline lit up, thousands of pedestrians moving through Victory Park and the overall energy downtown, they told me it was one of the best experiences they had during their visit to the United States,” Ragan said.

Ragan says those experiences reinforce her confidence in downtown Dallas and the city’s long-term urban trajectory.

“Downtown Dallas did not revitalize overnight, and it did not happen by accident,” Ragan said. “Residents, business owners, developers and community stakeholders spent decades investing in the urban core long before it became fashionable again. That foundation still matters.”

Wildcat Management has been involved in multiple historic revitalization and urban core projects across Dallas, including work in the Dallas Farmers Market District, West End District and surrounding downtown neighborhoods.

Ragan says she believes Dallas is entering another major period of evolution as population growth, corporate relocations and investment activity continue to reshape the region.

“We are adding people, companies and investment activity at a pace few cities in the country are experiencing right now,” Ragan said. “Dallas is evolving very quickly and not everyone processes change at the same speed. But I remain extremely optimistic about the future of downtown.”
