Auction set for 2000 Duke Street in Alexandria’s Carlyle District

A 164,407-square-foot office building at 2000 Duke Street in Old Town Alexandria’s Carlyle District will be sold in a foreclosure auction Thursday, May 16, with RealMarkets, a Century 21 Commercial New Millennium team, handling the sale. Old Dominion Trustees, Inc. is the Substitute Trustee.

The successful bidder will own the five-story building on approximately 1.6 acres subject to a ground lease. The terms of the ground lease are set forth in an Amended and Restated Deed of Lease between Terra Funding – Duke, LC and 2000 Duke, LLC.

The building is approximately 44 percent occupied by two full floor tenants. It features five floors, a marble lobby, entry security and 296 private underground parking spaces. The fourth and fifth floors, as well as some smaller spaces on the ground floor, are available.

It will sell to the highest bidder over a $500,000 minimum bid. In February 2019, the property sold for $57.75 million, according to public records.

The zoning is CDD-1, Coordinated Development District. Amenities include a gym, showers with lockers, a loading dock and an office. It is adjacent to the King Street-Old Town Metro Station.
