If you are moving to a new city, switching jobs, or moving out on your own for the first time, getting a good apartment will make your life easier. But don’t just sign a lease at the first apartment you find! Looking for apartments takes a little time.

Before you begin your search for your own apartment to rent, take a few moments to evaluate the following considerations.

  1. Affordability

This is number one. None of the other considerations matter if you can’t afford the place. Before even looking at what’s out there to rent, consider your own budget. The standard rule of thumb is to spend 30% or less of your monthly gross income on rent.

  1. Location Of Unit

After you consider how much you can spend, the next most important thing is where the apartment is located. You’ll want to consider your commute to work, if there are grocery stores and other amenities nearby, and how safe the area is.

If you’re moving to new city, it might be good to ask a local for input on the neighborhoods you’re considering. If you have friends and family already in the city, you should talk to them.

It’s a good idea to look at the area during day, night, and on weekends before moving in.

Don’t forget about paying for gas, electric, heat, and internet. Ask the landlord what you can expect to pay in utilities. Sometimes this might be included in your rent, but often it isn’t. The landlord will have an estimate about what you’ll probably pay.

Also, make sure to find out about what extra costs there might be. Some apartments will charge for parking spaces, maintenance fees, pet fees, trash service, a premium on certain floors, or other extras. Of course, there is always a security deposit, as well.

This is the fun part. One of the advantages of renting is enjoying all the perks you might not otherwise have access to. Often things like an outdoor pool, exercise equipment, a business office, and event area for private gatherings are included.

Maybe even a sauna and hot tub.

You should expect basics such as appliances, maintenance service, snow removal, and lawn care.

As you talk with the landlord or management company, try to get a sense of how they would treat you as a tenant. Are they friendly? Are they pressuring you to rent? Do they seem trustworthy? Your gut can tell you a lot.

Even if you like the apartment itself and the area of town, if you don’t have good neighbors, the experience won’t be pleasant. As you tour the apartment, try to meet some of your future neighbors!
